The design phase usually takes 2–4 weeks depending on project complexity and how quickly you make selection decisions. We find that homeowners who come prepared with inspiration photos (Pinterest boards are great!) move through design fastest. Rush design options are available for time-sensitive projects.
We contact you immediately with a clear explanation, a photo, and an options document outlining solutions with costs. You make the call — we never proceed without your explicit approval on any change order. We also maintain a 10% contingency reserve in our initial budgets for older homes specifically to cover common discoveries.
Our 5-year warranty covers all labor and installation defects — essentially anything our team installed or built. This includes tile work, cabinetry installation, plumbing rough-in, electrical work, framing, drywall, painting, and finish carpentry. Material warranties (appliances, fixtures, countertops) are passed through from manufacturers and typically range from 1–lifetime.
Minor material swaps (same type, similar cost) are typically accommodated at no charge. Significant changes after materials are ordered may involve restocking fees and schedule adjustments, which we'll communicate clearly before proceeding. This is why our design phase is so thorough — we want you confident in your choices before construction begins.
